We’re working with a well‑established Auckland commercial contractor delivering a large, staged multi‑unit project in North Auckland.
They’re looking for an Intermediate Site Manager who can confidently run the day‑to‑day site, work closely with a capable Project Manager, and keep trades moving without being buried in commercial risk.
This is a genuine step‑up role for someone who knows their way around a commercial site and wants structure, support, and longevity.
The Role
You’ll be responsible for the daily running of site operations, trade coordination, short‑term planning, quality and safety.
You won’t be left carrying the job commercially the Project Manager owns the programme, client and contract but you will be expected to run a tight, organised site and communicate clearly when issues arise.
What You’ll Be Doing
- Running day‑to‑day site activities and subcontractors
- Coordinating trades, deliveries, plant and materials
- Managing short‑term and look‑ahead programmes
- Driving site H&S, inductions and toolbox talks
- Managing quality on site – ITPs, inspections, defects
- Raising and tracking RFIs and site queries
- Keeping clean, accurate site records and diaries
- Flagging programme or productivity risks early
- Supporting variations with site records (commercial handled by PM)
What We’re Looking For
- 4–7+ years’ experience on commercial construction sites
- Comfortable running a site with multiple trades
- Solid understanding of sequencing and site logistics
- Exposure to NZS 3910 projects (supporting level)
- Strong communicator firm, fair, organised
- Someone who takes pride in a well‑run site
This role is not suited to:
- Residential‑only Site Managers
- Foremen not comfortable with paperwork
- Senior SMs looking for full commercial control
